There are typically 50 to 60 waterfront listings active at any given time, with a median list price around $1.05 million — and that figure is deceptive. Turnkey waterfront homes with deep-water dock access routinely command $2.5 million to $3 million and up, and the top of the market keeps climbing: a Gig Harbor estate listed this spring at $12.8 million currently ranks among Pierce County's most expensive homes. The lesson? In Gig Harbor, the land — specifically the bank height, the dock rights, and the orientation of the water — drives value more than the house itself.
Millville: The Historic Heart of the Harbor
If you want to live inside the postcard, Millville is it. This is Gig Harbor's original fishing village, a designated historic residential district running along Harborview Drive at the head of the bay. Living in Millville means the harbor is essentially your front yard. Luxury homes here have recently traded in the $2.25 million range and above, and the protected bay makes it one of the most boater-friendly addresses on the Peninsula.
Wollochet Bay and Raft Island: Protected Water, Private Docks
Wollochet Bay is one of the most sheltered waterways on the Sound, and the properties reflect it: acreage parcels with low-bank frontage and private deep-water docks, with recent luxury listings ranging from roughly $2.3 million to just under $3 million. For boaters who want calm moorage without sacrificing quick access to the open Sound, Wollochet is hard to beat.
Then there's Raft Island — genuinely one of a kind. Connected to the mainland by a private bridge, the island offers south-facing, low-bank waterfront with all-day sun, generous half-acre-plus lots, and shared dock access through the island community. Island living twenty minutes from a Trader Joe's is a rare thing in this world, and Raft Island buyers know it.
Canterwood: Gated Golf Course Luxury
Not all of Gig Harbor's luxury lives on the water. Canterwood, the gated golf and country club community on the north side of town, is the Peninsula's established estate neighborhood — an 18-hole championship course, tennis and pickleball, pool and fitness facilities, and winding streets of custom homes. The median sale price in Canterwood over the past year has been around $1.1 million, with homes ranging from the mid-$700,000s to $2.7 million. For buyers who want privacy, security, and amenities without waterfront maintenance, Canterwood is consistently the answer.
Schools, Commute, and the Rhythm of Peninsula Life
Families are a huge part of this market, and the Peninsula School District is a big reason why. The district serves roughly 9,000 students across 17 schools and performs well above state averages, with standouts like Purdy Elementary, Kopachuck Middle School, and Gig Harbor High.
On the commute: the Tacoma Narrows Bridge puts Tacoma's hospitals, courts, and offices within about 15 to 20 minutes, and Sea-Tac Airport is roughly 45 minutes on a good day. Plenty of my clients split time between a Seattle office and a Gig Harbor dock — the eastbound bridge toll is a small price for coming home to the water.
What Smart Waterfront Buyers Ask First
A few nuances I flag for every waterfront client in Gig Harbor: bank height matters enormously — low-bank and no-bank frontage with a private dock is the scarcest, most valuable configuration on the Peninsula.
